PAYING YOUR RENT

We want to make it as easy as possible for you to pay your rent so Lambeth offer a variety of payment methods.​

•Online

You can pay your rent securely online using the Lambeth rent payments page.

​

•By phone

You can pay your rent by credit or debit card by calling the Lambeth 24-hour automated telephone service on (020) 8290 2086. You will need your nine-digit rent payment reference number, which you can find at the top of your rent statement or any rent arrears letters we may have sent you.

​

•By Direct Debit

Direct Debit is a safe and easy way for you to pay your rent. By setting up a Direct Debit you give Lambeth permission to take the money for your rent from your bank account in agreed amounts at agreed times.To set up a Direct Debit to pay your rent call Lambeth on (020) 7926 6000. It’s quick and easy to set up.

•By Standing Order

To make regular automatic payments direct from your bank account, contact Lambeth on (020) 7926 6000 or visit the office for a standing order mandate form or more information.

Cash Payments can be made in the Lambeth Cashiers’ Office at:

•At any Post Office

You can pay at any post office branch using your rent payment card. Hand your card and payment to the cashier, and they will credit your payment and give you a receipt. You can pay with a debit card, cash or by cheque – these must be made payable to Post Office Ltd.

•By Post

If you prefer to pay by post please send a cheque made payable to London Borough of Lambeth. Write your name, address and rent reference number on the back and post it to:

Rent Arrears

The tenancy conditions, which you sign at the start of your tenancy mean that by law, you must pay your rent regularly and not get into debt. If you do not pay your rent on time or you do not pay at all we will have to take legal action and we could end your tenancy.

Leak Repairs

SHED

Allocation of sheds

Sheds are allocated based on a resident’s waiting list number.  Once a shed becomes free (given up or forfeiture as a result of arrears), a shed will be allocated to the resident who is top of the list.  Residents who are second and higher will move up a place in the waiting list by the number of sheds re-allocated (if one shed is reallocated, the resident who is second will become first.  If two sheds are reallocated, the resident who is third will become first).

 

Management of sheds

All shed owners are encouraged to keep their account in credit (12 weeks worth).  Shed owners will be reminded to top up their account once the balance equates to four weeks credit. Minimum payment for shed is 6 months. This is to reduce administrative cost for shed management. If you cannot afford the 6 month upfront, we can arrange weekly payment as long as the account stays in credit.

 

Forfeiture proceedings will commence once the account reaches 4 weeks debt with a seven day notice left on the door and sent to the resident.  In the event of forfeiture, items will be stored for a maximum of 28 days.

One address one shed

This policy limits the ownership of sheds to one shed for one address. If more shed become available in the future, we may authorise a second shed to residents.

•Shed 2£ weekly

•Bike Shed 2£ weekly

•Cycle hoop 1£ weekly

PARKING

Parking restrictions apply on the estate between 8.30am and 6pm. There is no parking in the cross hatch areas 24 hours a day. If you or any of your visitors park in the crosshatch you risk getting a ticket.

Visitors scratch card day Permits are available from the office for £1.50.

Residents bay permits are only issued on production of a V5 proving that your vehicle is registered to your address, along with a valid insurance certificate and M.O.T. certificate.

CCRMO will maintain a waiting list. Once a garage is made available, the first person on the waiting list will be offered the garage. More info in the Garage policy.

BULK ITEMS

Bulk item collection

•We allow residents (only residents) to dispose furniture and bulk item at Hamlet court next to the caretaker containers.

•Photo

•Items must be disposed correctly and not obstruct the gate or the road. Do not dispose dangerous item such as broken glass. If your items are in good condition, you can let the other residents knows via the whatsapp group Cottington Give and Take.

Report Anti Social Behaviour

  • We are responsible for dealing with anti-social behaviour on the estate. 
     

  • We know that ASB can have a serious effect on people’s lives, but it is important that you understand what anti-social behaviour is and what we can do about it.
     

  • Living in flats means that you will almost inevitably hear your neighbours at some time.  We will only get involved if the problem is ongoing and serious and we will then assess the best way forward.

SHAREHOLDER

Become a shareholdder

​

The cost is £1 for a lifetime membership to the RMO. The membership entitles you to a right to vote at the general meetings and to nominate/be nominated as a Board Member. Residents over 18 years old will need to complete their own form.

​

ESTATE WALKABOUT

•Start at 2pm from CCRMO Office, 1 Opal Street (1.5 hours approx)
